How buyer's agent compensation works in 2025 and beyond.
Following changes in 2024 from the National Association of Realtors settlement, buyer's agent compensation is now explicitly negotiated. As a buyer, you'll sign a buyer's representation agreement that outlines the compensation arrangement before touring homes.
In most NE Ohio transactions, sellers still offer a buyer's agent concession — meaning they cover some or all of the buyer's agent fee as part of closing. This has been the norm in our market, though it's now more explicitly discussed upfront. The result for most buyers: professional representation at little or no cost to you out of pocket.
