Speed and price are not opposites

Many sellers assume that selling fast means accepting less. That's not how a well-executed listing works. Homes that are properly prepared, correctly priced, and aggressively marketed consistently sell faster AND for more money than those that are overpriced and under-marketed.

Here's exactly what drives speed in the NE Ohio market.

Factor 1: Pricing — the most critical decision you'll make

Nothing moves or stalls a listing faster than price. Homes priced correctly within 3-5% of market value typically sell within the first two to three weeks on the market. Homes priced too high sit, accumulate days on market, and ultimately sell for less after price reductions than they would have if priced correctly from the start.

In Hudson, Solon, and Aurora, where buyer pools are sophisticated and well-informed, overpricing by even 5% can cause a listing to stall completely. In Stow, Streetsboro, and Twinsburg, buyers are just as price-sensitive. A well-priced home in any of these markets will see activity immediately.

Factor 2: Presentation — professional photography is non-negotiable

Over 95% of buyers start their home search online. Your listing photos are your first showing — and in many cases, they're the reason a buyer decides to schedule an in-person tour or move on to the next listing.

Every home I list receives professional photography. For homes at higher price points, this includes aerial drone shots, twilight exterior photos, and sometimes virtual staging for vacant spaces. The difference between amateur smartphone photos and professional real estate photography is measurable — both in the number of showings a listing generates and ultimately in the final sale price.

Factor 3: Marketing — where your home appears matters

Syndicating to Zillow, Realtor.com, and the MLS is the baseline — not the strategy. My listings receive targeted social media advertising on Facebook and Instagram, email campaigns to my active buyer database in NE Ohio, promotion through my professional network of agents in Summit, Portage, and Geauga counties, and in many cases, pre-listing promotion to generate interest before the official launch.

A well-executed pre-market strategy can create immediate momentum on day one — sometimes resulting in multiple offers before the first weekend.

Timing considerations in NE Ohio

Spring (March through June) is historically the most active selling season in Northeast Ohio, with the largest pool of motivated buyers.
