Is Now a Good Time to Buy a Home in NE Ohio?

A Local Expert's Honest Take on Timing, Markets, and Making the Right Move

 

The question everyone is asking

If you've been thinking about buying a home in Northeast Ohio, you've probably typed some version of this into Google: "Is now a good time to buy a house?" It's one of the most searched real estate questions every single year — and for good reason. Buying a home is likely the largest financial decision you'll ever make. Getting the timing right feels critical.

But here's the truth most real estate websites won't tell you: the "right time" to buy is rarely about the market. It's about you.

What the NE Ohio market actually looks like

Northeast Ohio continues to offer some of the strongest home values in the entire country. Cities like Hudson, Stow, Aurora, Streetsboro, Twinsburg, and Solon consistently attract buyers who want quality schools, established neighborhoods, and a lower cost of living compared to Columbus, Cleveland's West Side, or out-of-state markets.

While national headlines love to talk about "a housing market crash" or "the bubble bursting," Northeast Ohio's market has historically been far more stable than coastal cities or speculative Sun Belt markets. Summit County, Portage County, and Geauga County offer real value — and that's not changing anytime soon.

In 2025 and into 2026, mortgage rates have stabilized compared to the peaks of 2023. Inventory has gradually increased in several NE Ohio submarkets, giving buyers more options and a little more negotiating room than they had during the frenzied 2020-2022 period. That's genuinely good news if you're prepared.

Signs you're personally ready to buy

Rather than trying to time the market perfectly, focus on these personal readiness signals:

You have stable employment and income. Lenders want to see at least two years of consistent income, and you want to feel confident you can make your mortgage payment even if life throws a curveball.

You have money saved for a down payment and closing costs. In Ohio, closing costs typically run 2-5% of the purchase price on top of your down payment.

Your credit score is in solid shape. A score of 700 or above will get you competitive rates. We'll talk more about this in a future post.

You plan to stay for at least 3-5 years. Real estate builds wealth over time. If you might need to relocate in 18 months, renting may make more sense.

You have a financial cushion beyond the down payment. Homeownership comes with unexpected costs — a new water heater, an HVAC repair, a roof that needs attention. A 3-6 month emergency fund protects you.

What about interest rates?

Rates matter — but don't let them paralyze you. Buyers who waited for rates to "come back down" to 3% levels often sat on the sidelines for two or three years while home prices in desirable NE Ohio neighborhoods continued climbing. The old real estate truth still holds: "date the rate, marry the house." You can refinance when rates drop. You can't go back in time and buy the same house at the same price.

The bottom line

If your finances are in order and you're planning to put down roots in Hudson, Stow, Aurora, Twinsburg, Streetsboro, Solon, or anywhere in Summit, Portage, or Geauga County — now is a very solid time to buy. The NE Ohio market rewards patient, prepared buyers.
